Project Manager- Industrial Roofs

In Preconstruction, the Construction Project Manager will work closely with Commercial Estimating & Preconstruction to plan, organize, and mobilize to execute a successful project. Together they will do the following:

  • Understand, track and maintain contract, plan, and specification documents;
  • Review and prepare contract for execution; apply for bonds and insurance as applicable;
  • Review project estimate and establish control budget;
  • Prepare project Submittals and Shop Drawings;
  • Plan and acquire materials and supplies;
  • Plan and acquire equipment;
  • Plan, contract, and schedule labor from internal or subcontractor crews including participating with Human Resources in recruiting/hiring;
  • Develop project approach, phasing, scheduling, and resourcing/budgeting by phase/sub-segment;
  • Attend Preconstruction Meetings;
  • Establish a plan for weekly Preconstruction and Construction Updates/Reports;
  • Outline project specific plans/actions to attain 5-for-5 project performance: On-Schedule, On-Budget, Safely, With
  • Quality, and To the Client’s Satisfaction;
  • Develop project specific safety and quality plans and approaches;
  • Establish Pay Applications and Invoicing.

In Construction, the Construction Project Manager will lead, manage, and be accountable for all aspects of the construction including labor/craftsmen, productivity, safety, quality, and customer service / relationships at the site. The Construction Project Manager working closely with his Foreman will do the following:

  • Execute the project in accordance with the project specifications, schedule, productivity, safety, and quality parameters and plans;
  • Motivate, encourage, and guide the foreman and crew members;
  • Train, coach, and reinforcement technical methods/means, safety, quality, and communication techniques and standards;
  • Be present and engaged regularly at the site with foreman, crew, and customer;
  • Facilitate and guide problem resolution and maintain strong crew and customer relationships;
  • Enforce standards connected with conduct, quality, and safety including taking disciplinary action, as necessary;
  • Measures. monitors, and tracks performance day-to-day and week-to-week with target specific 5-for-5 project performance objectives;
  • Submits a weekly written report / scorecard for all projects in Construction recapping the prior week and plans for the next two weeks.;
  • Participates in weekly production meetings, mediates issues with the customer; and maintain proactive customer communications and relations;
  • Review and approves labor internal time and subcontractor invoices;
  • Develop punch lists, close out documents, and executes project finalization steps;
  • Provides information and inputs to support Project Pay Applications & Invoicing.

REQUIREMENTS

  • 5+ years as a Commercial Construction Superintendent and/or Project Manager with multi-project and multi-crew responsibility.
  • Demonstrated ability to deliver projects on-budget, on-schedule, safely, with quality, and to customer satisfaction.
  • Strong leader of construction personnel including motivating, coaching, developing, and supporting both foremen and crew personnel.
  • Result-oriented, accountable, and owns the construction scope — decisive, confident, and driven.
  • Relational team player who partners with customers, crews/subcontractors, suppliers, and internal personnel to create positive outcomes for all
  • 4-Year Degree in Construction Management/Science or related discipline is preferred, not required.

ROLE & RESPONSIBILITIES

The primary responsibilities of a Construction Project Manager are to plan, manage, and execute commercial roofing projects from Project Award to Final Completion attain . The Construction Project Manager will manage multiple projects/sites, multiple crews, and multiple different types of commercial roofing projects including new construction, re-roofs, and repair/warranty.
