Healthcare Project Manager

The Project Manager’s role is to plan, schedule and coordinate all phases of major OSHPD construction projects, including cost accounting and billing procedures, procurement, and liaising with owners, architects, subcontractors, suppliers, etc. As you can see, this is a position where outstanding customer service skills are essential. These projects will include Acute Care, Ambulatory Care, and MOB settings managing a backlog of healthcare projects

  • Creates estimates and proposals for various projects.
  • Leads project team in creating the overall project execution plan
  • Participates in value engineering services as appropriate.
  • Plans the successful execution of the construction contract.
  • Creates all required subcontracts for each project.
  • Manages project materials and equipment procurement within the project’s budget constraints and consistent with the project delivery schedule.
  • Develops and monitors project quality, safety, and risk management plans.
  • Regularly visits the project site and monitors costs, safety, quality, and schedule performance with the Project Superintendent.
  • Evaluates and modifies schedules as necessary to meet schedule milestones and financial goals.
  • Negotiates with the owner on change orders and manages the resulting cost and profit impact.
  • Develops the monthly client pay requests and follows up on the collection of billings.
  • Controls the payment of job costs based on document review and approval and coordinates with the job cost accountant for payments and lien releases. Participates in monthly job cost reviews to declare project status.
  • Attends and documents owner and other coordination meetings.
  • Coordinates all final close-out procedures for the project including as-built drawing, punch lists, final billing, occupancy permit, owner acceptance, project manuals, warranty letters, subcontractor close out, letter of substantial completion, and letter of recommendation.
  • Interacts with estimating to provide project cost information for the estimating database.

Requirements

  • Bachelor’s degree in Construction Management, Business, Architecture or related field and a minimum 5 year’s experience as a Project Manager in the Healthcare Construction field.
  • Candidates must have Project Management experience in OSHPD Healthcare construction projects
  • Strong cost management background is essential as is a strong scheduling background
