Handle the day to day management responsibilities of one or more projects. Where applicable; work closely with the Superintendent, Project Engineer, and Project Accountant on a daily basis. Assist in estimating and generally follow through the project’s duration. Manage construction projects from the beginning to end resulting in successful and timely project completion.
Preconstruction Phase
• Insure that entire sets of bidding documents are distributed to all bidders
• Assist in the solicitation of bids
• Verify the correct candidates are included on the bid list (size, quality, geography, etc.)
• Help to prepare and react to preliminary budgets and schedules
• Verify appropriate staffing/general conditions levels
• Identify as many odd/gap issues to as possible
• Review scopes generated by estimating
• Be available at bid assembly to assess spread in bidding Subcontractors
Construction Phase
• Review all project plans/documents thoroughly
• Meet with the Project Executive to review the project
• Develop an independent (from estimating) project schedule with the Superintendent
• Meet with the Client and/or Architect to clarify the project scope
• Identify long lead items
• Participate in the project kick-off and “box-pass” meetings
• Review submittals
• Issue “for construction” drawings
• Work with the Superintendent to identify errors and omissions on plans, specifications, submittals and shop drawings
• Select vendors, negotiate and award subcontracts and major purchases
• Negotiate change orders
• Insure all fees and permits are identified and paid or reimbursed by the Owner
• Maintain the company’s relationship with the project Architect and other consultants while encouraging other team members to develop and maintain these relationships (“be easy to do business with”)
• Be accountable for profitability, schedule compliance, field and office quality assurance, customer satisfaction and repeat business
• Work closely with the Superintendent to insure the Superintendent understands and follows company policies and procedures
• Maintain good relationships with the Client(s)
• Manage Subcontractors
• Work closely with the Superintendent and Client through the closeout phase
• Process change orders
• Approve invoices
• Complete payment requests
• Attend project meetings with Staff and Owners/Clients and document with meeting minutes
• Control cost and budget and develop revenue and profit projections
• Prepare for and attend monthly Job Cost Reviews per the Job Cost Review checklist
• Assist Superintendent to insure adherence to all safety requirements
Other Responsibilities
• Monitor Superintendent and other Project Management Staff
• Prepare reports and forecasts for Owners and assist in developing new business including presentations
• Represent Company in new business opportunities through contacts with parties who are a critical part of new project possibilities. Secure follow-up work with existing Clients based on performance.
Skills, Knowledge, Qualifications and Experience
• Bachelor’s degree in Engineering or Construction Management is generally required
• Knowledge of construction techniques and proper scheduling of subcontractors work is essential
• Skill in reading and interpreting plans and specifications is required
• Excellent math skills and computer literacy is a must
• 5-7 years of construction experience is preferred
• Must have leadership and problem solving ability
• Strong sense of urgency
• Good organizational skills
• Good communication skills (verbal and written)
• Computer literacy, solid math skills and basic ability to read blueprints are all required
