The Assistant Superintendent assists with preconstruction responsibilities including constructability review, schedule oversight and review of subcontractor scope thoroughness. During the construction phase, the Assistant Superintendent will be located full-time at the project jobsite and will be responsible for assisting the Superintendent with the construction and the day-to day operations. Provides assistance in directing all field labor and for quality control, safety and security. The following is a list of duties that will require assistance to the superintendent.
Responsibilities
Field Reporting Requirements
• Properly and completely fill out and distribute Project Daily log and Request for Information (RFI) forms.
• The Superintendent must continuously maintain the as-built drawings at the jobsite.
Purchasing from the field
• Responsibly and effectively handle field purchasing requirements while adhering to company policy at all times.
Change orders
• Understand and enforce company policy regarding both owner and subcontractor change orders.
• Promptly fill out all required change order documentation completely and accurately.
Public agency coordination
• Coordinate and handle all agency inspection and inquires.
• Ensure that all documents which agencies require to be kept on jobsite are maintained in an organized manner and in a secure location.
• Verify the owner’s timely compliance with utility and agency applications and fee payments.
Reimbursable expenses
• Properly document and submit to Torrance office personal expenses and mileage which are reimbursable under company policy.
Communications to the office
• Keep the office informed of all field level communication with architect, owner, agencies and subcontractors. Follow through and make sure all information received at the jobsite is properly distributed.
• Be responsible about returning all phone, pager and fax calls and documenting them when necessary.
• When unable to hand deliver pertinent paperwork to the office, send it in a weekly mail package.
Field tool and equipment procedures
• Understand and enforce policy on the use of company tools and equipment.
• Take responsibility for the care and security of tools and equipment at the jobsite.
Construction material inventory
• Whenever possible, utilize existing materials in the company’s inventory.
• Take responsibility for the security of company material on the jobsite and the proper distribution of excess material at project’s conclusion.
Job closeout
• Coordinate the turnover of a completed facility to the owner’s operations personnel.
• Complete the project punch list in a thorough and timely manner with minimal impact on owner’s operations.
• Demobilized the jobsite by arranging for the removal or disconnection of all temporary facilities and utilities.
• Ensure that all construction related equipment, materials and debris are removed from the jobsite.
Post-Construction support
• Assist in the completion of all project documentation which requires the Project Superintendent’s knowledge.
Pre-construction responsibilities
• Assist the Project manager in the estimating and bidding of the project as required.
• Participate in pre-construction planning.
• Develop a through working knowledge of the plans and specifications.
Safety
• Ensure the safety of construction personnel and the general public at all times.
• Know and enforce the directives of the company’s Safety Program.
• Maintain a working knowledge of OSHA regulations and enforce them at all times.
Jobsite Mobilization
• Prepare for the commencement of construction by installing all temporary facilities and utilities at the jobsite.
• Arrange for all necessary support services and resources.
• Order jobsite signage (Safety and Company).
Client team relations
• Establish and maintain excellent relations with the client, client’s representative, and entire client team including architect, designer, and food service consultant and client vendors.
Leadership
• Lead by example at all times. Set a standard of excellence in performance, appearance and behavior that all members of the jobsite team aspire to.
Jobsite personnel management
• Ensure that all company employees under the Superintendent’s direction always perform their duties with the utmost professionalism. This means insuring proper training and knowledge for the tasks assigned and making sure those tasks are completed quickly, efficiently and with superior quality.
• Hire and terminate hourly field personnel as necessary when directed to do by the Project Manager.
• Ensure compliance with company standards of behavior, appearance and performance.
• Ensure that there is never any possession, consumption or other activity involving substances which are either illegal or banned from the jobsite by company policy.
Management of subcontractors
• Ensure that subcontractors’ employees perform their duties with the utmost professionalism at all times. This means insuring proper training and knowledge for the tasks assigned and making sure those tasks are completed quickly, efficiently and with superior quality.
• Ensure compliance with our standards of timely and highly quality project completion, behavior, appearance and performance.
• Ensure that there is never any possession, consumption or other activity involving substances which are either illegal or banned from the jobsite by company policy.
• Organize and run weekly job progress meetings.
• Insist that the plumbing, fire sprinkler, HVAC, and electrical trades have their drawings on site and update them as the job is done.
Company Standards of Behavior, Appearance and performance
• Thoroughly know and enforce company standards of behavior, appearance and performance with both our and subcontractor personnel.
Jobsite maintenance
• Maintain the jobsite at all times in a clean, safe and organized manner.
• Don’t allow workers or other persons to loiter in or around the jobsite.
• Don’t allow any unauthorized persons on the jobsite at any time.
Project scheduling
• Provide input for the schedule, schedule updates and short interval schedules. Coordinated this input with the Project Manager and Project Scheduler.
• Ensure schedule compliance by all of our Subcontractors and suppliers as well as owner vendors.
• Schedule, coordinate and supervise deliveries to jobsite.
Quality assurance
• Ensure all work is installed in complete compliance with codes, plans and specifications and also meets the highest quality standards.
Submittals/shop drawings
• Review submittals and shop drawings as required by the Project Manager.
• Verify field dimensions for all off-site manufacturing.
Skills, Knowledge, Qualifications and Experience
• Excellent communication skills (verbal and written)
• Solid math skills and confident ability to read blueprints are required
• Computer literacy is a must, Timberline and Windows Office Applications a plus
• 4-5 years of construction experience is recommended
• Construction Management or related degree is preferred
