Senior Project Manager

job purpose statement

A Senior Level Project Manager has the authority to run single or multiple large and/or complex projects. They are responsible for the overall direction, completion and financial outcome of their assigned projects, delivering top-quality buildings that enable our clients to succeed.  This position requires considerable judgment and autonomy in performing job duties and is expected to function effectively with minimal supervision.

Additionally, Senior Project Managers are responsible for oversight on select projects offering guidance, training, mentorship and expertise. This allows our Senior Managers to positively influence overall performance, improvement initiatives, and the development of our team as a whole.

Responsibilities

Leadership

  • Provide leadership and management of Project Managers’, Assistant Project Managers’, Project Engineers’, Field Operations Team, Project Administration and Accounting to ensure that progress is within expected guidelines, and is completed on time and within budget for a successful project outcome.

Mentorship

  • Oversee additional assigned projects offering guidance, training, mentorship, and expertise for the continued development and advancement of fellow team members.
  • Communicate Client Construction’s vision, mission and values in ways that gain the support of others.
  • Mentor, motivate and guide others to reach personal, professional and company-wide goals.

Teamwork

  • Engage with co-workers in a professional and personable manner. Communicate clearly, and mediate conflicts between team members when they arise.
  • Work alongside co-workers to share ideas and knowledge, helping those around you to succeed.

Business Development

  • Develop and maintain strong relationships with Owners, Architects, Subcontractors and Project Stakeholders through effective and consistent communication and coordination.
  • Foster and build new relationships within the industry, discover new leads and upcoming projects, and report to the Business Development Director on a bi-weekly basis at internal SCRUM meetings.

Budget Management

  • Manage the overall construction budget by completing pricing reviews and checking for scope gap, correct documentation, CC logs and material procurement logs. Manage the process with Project Managers’, Assistant Project Managers’, and Project Engineers’ to ensure they are getting all information needed and assembling the pricing correctly.
  • Communicate with Owners and Key Stakeholders on project budget throughout the duration of construction.
  • Conduct accurate Cost to Complete forecasting minimizing cost overruns.
  • Actively manage the documentation and pricing of changes during construction, and communicate the cost and schedule implications to Architects and Owners.

 Schedule Management

  • Develop the overall construction schedule during preconstruction using Asta, actively update and manage the schedule throughout construction, focus on improving the schedule by eliminating waste and identifying long lead items, develop pull plan agendas and lead pull plan meetings with subcontractors and field staff.
  • Proficient in Client’s Lean Processes. Oversee and ensure Client’s Last Planner system is effectively implemented on the projects you manage.
  • Oversee the management of subcontractors and self-performed work so that the construction schedule continuously flows and the project is completed on-time and to the quality expected.

Quality Management

  • Work alongside the project Superintendent to develop, review and implement project specific quality control plans that adhere to the contract documents as well as Owner’s expectations.

Safety

  • Strong knowledge and compliance of OSHA safety regulations to increase safety efforts and reduce injuries and liabilities.
  • Comply with Client Construction’s Internal Safety Program.
  • Enforce safety standards and protocol on the jobsites you manage.

Communication and Coordination

  • Communicate directly with the President, Operations Manager and/or Safety Manager on project progress, details and any issues that may arise.
  • Coordinate and conduct regular Owner/Architect/Contractor meetings to keep the team informed on overall construction progress.
  • Monitor and communicate project issues and risks that may arise during construction to the Owner, Architect and Key Stakeholders.
  • Properly communicate and manage subcontractors to minimize schedule delays, change orders and rework.
  • Enforce erosion control and stormwater measures on the jobsites you manage.

Document Control and Subcontracting

  • Work alongside the Preconstruction and Architect team to provide detailed constructability reviews and value engineering options, providing recommendations based on past project experience.
  • Participate in subcontractor evaluation, bid analysis reviews, subcontractor interviews and award recommendation.
  • Manage the issuance of timely subcontractor agreements, review subcontract and buy-out logs to ensure ample sub coverage and minimal scope gaps.
  • Manage project documentation including submittals and RFI’s and/or manage/train Project Managers’ and Project Engineers’ who are responsible for accurately completing all project documentation.
  • Manage and document the project close-out and provide oversight during warranty phase to ensure items are taken care of in a timely manner and client is satisfied with post-construction building operations.

Presentation Skills

  • Participate in project interviews, representing Client in a professional manner, to win negotiated work.
  • Occasionally prepare and lead presentations and construction tours to the general public, boards, and outside agencies and organizations – representing Client  Construction in a professional manner.
