ESTIMATOR, CONSTRUCTION MANAGEMENT 

The role of the Construction Cost Estimator is to provide quantity surveys and scopes of work by evaluating project plans, specifications and other factors that affect project costs associated with new multifamily residential construction and development and rehabilitation of existing projects throughout California and the greater western states. This includes the responsibilities and functions as noted. This will be a trained position.

JOB DUTIES AND RESPONSIBILITIES:

  • Estimator in providing conceptual and detailed estimates for projects that are in different stages of development.
  • Accurately develop unit price estimates and scopes of work for Multi-Family projects.
  • Use advance software applications in the performance of conceptual and detailed estimates.
  • Estimator in directing meetings for the review of project estimates.
  • Communicate effectively with other departments within the company.
  • Knowledge in estimating software including but not limited to: OnScreen Takeoff, Excel, Word, Timberline, Earthwork, and Prolog.
  • Ability to read and interpret Architectural, Structural, Mechanical, Electrical, Civil and Landscape drawings.
  • Ability to read and interpret Geotechnical, Environmental, and other associated consultant reports that are necessary to build projects.
  • Perform site reconnaissance on projects to accurately detail the existing conditions of a site and then apply this information in the development of cost estimates.
  • Develop complete scopes of work for new project developments as well as rehabilitation of existing properties.
  • Accurately “Take-Off” quantities of Architectural, Structural, Mechanical, Electrical, Civil and Landscape drawings.
  • Create/maintain databases of cost elements, as well as modify and adapt exiting historical unit price database for construction costs.  Apply historical cost to individual conceptual and detailed estimates
  • For conceptual estimates, anticipate the location of project utilities based on information that has been obtained from the site reconnaissance.
  • Ability to work on concurrent project estimates and meet estimate deadlines.
  • Assemble bid packages, place appropriate project advertising, collect bids and coordinate the bid activities of our projects.
  • Collect, interpret and break down unit pricing and place in a historical unit price database.
  • Develop estimating trends and monitor escalation of cost and geographic factors that will affect the cost of our projects.
  • Monitor current costs on projects that are under construction and explain variances to the original estimates that have been created.
  • Coordinate with other departments within the company to gain input on estimates.
