Civil Construction Project Manager

Responsibilities:

  • Work with subcontractors and consultants to develop final finish specifications and finish schedules.
  • Develop budgets based on design development plans.
  • Attend preconstruction design meetings and provide cost input and direction to consultants in order to achieve budget.
  • Preconstruction team and leader, responsible for review of agenda, minutes and action items.
  • Helps to select and coordinates entire design/bid/build team, including Architect, Civil, Structural and all related consultants.
  • Responsible for monitoring all approvals including building, DPW, power, water, cable, phone, Caltrans and VTA.
  • Must be capable of managing multiple projects in different stages of development, pre-construction and construction.
  • Researches multidiscipline construction material specifications.
  • Provides accurate descriptions of specified materials.
  • Recommends suitable materials to meet designated criteria and budget.
  • Performs planning and estimating as required to support construction estimates and schedules.
  • Works directly with estimator to develop preliminary construction estimates and 3-D modeling.
  • Manage subcontractor bid process, bid book, bid cards and bid summary.
  • Responsible for cost estimates of project components.
  • Interpret personnel requirements for projects and determine projected General Conditions.
  • Write and/or edit site specific scopes of work.
  • Negotiate and prepare construction subcontracts including early buyout of scopes if necessary.
  • Provide assistance to Project Manager and Superintendent during transition from preconstruction to start of construction.

Qualifications:

  • Must demonstrate ability to provide leadership, especially with regard to safety.
  • General knowledge of all products, techniques and procedures relating to concrete repair.
  • Outgoing, confident personality with proficiency in leadership
  • Must have good interpersonal skills and adept at conflict resolution.
  • Must remain honest and ethical in all dealings with customers, vendors and employees.
  • Able to communicate effectively both verbally and written.
  • Able to calculate simple cost comparisons (ex: labor vs. equip)
  • Able to effectively read blueprints
  • Must maintain neat and clean, professional demeanor
  • Must be able to set and achieve personal and project goals
