Director of Preconstruction – Commercial

Plan, coordinate and direct the preconstruction functions for design-build and negotiated projects. Assist the Vice President in management of the Pre-Construction Services department. This position is instrumental in developing client relationships and maintaining client satisfaction throughout the preconstruction process.

Key involvement in Pre-Construction activities from Concept, Schematic Design to Award through beginning of construction with Owners, reps, architects, engineers and specialized consultants on design-assist and design build projects. This includes internal participation with estimating and operations departments as well as field personnel throughout the process.

Director of Pre-Con is to provide support during constructability reviews and budget analysis as well as presentation to the client.

RESPONSIBILITIES

  • Identify Project Concept/Services Required
  • Determine client expectations (cost, quality and timeline)
  • Confirm Financing for Project
  • Selection of Architect (if required)
  • Consultant Selection (if required)
  • Selection of Delivery Method
  • Subcontractor selection, (if required)
  • Help establish Development Schedule
  • Establish Communication Procedures
  • Help with site research, analysis, and evaluation.
  • Assist with entitlements, permitting, and jurisdictional coordination.
  • Administer Preconstruction Conference/Kick-off meetings.
  • Facilitate and coordinate team meetings. Responsible for Meeting Minutes documentation and distribution.
  • Coordinate and participate in conceptual estimate reviews constructability reviews, as well as cost comparisons and system analysis
  • Provide technical support as needed. Help confirm accuracy and completeness of transmitted information.
  • Oversee Value analysis and Value Engineering processes
  • Preparation and presentation of the Pre-Construction Services Agreement to the Client clearly identifying the scope MHC is to provide. This agreement to be tailored to fit the project specific, utilizing the MHC Pre-Con template as the basis
  • Maintain relationship through operations and closeout. Be available to negotiate/assist with dispute resolution as required by the operations team
  • Support Business Development with potential clients including meetings, schedules, conceptual budgets, site investigation and explanation of preconstruction services and MHC experience

QUALIFICATIONS

  • High school graduate with some college desirable.
  • 10+ years in the construction industry. Estimating, experience a plus. Prefer construction background with a sales personality
  • Excellent communication and people skills are essential. Able to establish trust, confidence and relationships quickly. Also, possess the ability to “close the deal”.
  • Must be a self-motivated person with the ability to provide quality follow-up service with a willingness to work in a team environment
  • Leadership and Organizational skills. Must be capable of juggling many activities (multiple projects) at the same time. Ability to orchestrate design teams and guide the team while incorporating the requirements and budget
  • Excellent writing and presentation skills are required
  • This position invites creativity and strong problem-solving skills
  • Proficient computer skills, knowledge of Microsoft software programs. I.e.; Word, Excel, etc. Primavera software, Procore and P-6 scheduling
