This position is responsible for delivering competitive cost estimates on new bids. The successful Estimator candidate will: have broad experience and a thorough understanding of commercial construction estimating for a General Contractor; will be a self-starter; will be capable of developing major estimates with little supervision. Sr. Estimator must be able to meet critical deadlines and be able to lead and mentor others in a positive team environment.

ESSENTIAL DUTIES AND JOB RESPONSIBILITIES:

  • Ensure that customer relations are maintained at the highest level possible.
  • Organize and coordinate the in-house estimating function so that awarded jobs meet or exceed the established profit plan and growth objectives of the company.
  • Review project plans and specifications and coordinates with the team to confirm complete scope.
  • Support vendor and subcontractor solicitation, pre-qualification and coordination of pricing.
  • Review subcontractor and vendor bid packages.
  • Provide accurate timely take-offs.
  • Attend pre-bids.
  • Maintain on-line plan room and vendor/subcontractor database and solicit subcontractors.
  • Review all plans and specifications, and communicate project details to Team Leaders.
  • Solicit bids from subcontractors and vendors ensuring multiple bids for each trade
  • Responsibilities will include predicting the cost of work that occurs in the field and the indirect cost of that same work.
  • Negotiate prices for core competency jobs (i.e., excavation and earth moving, concrete work, general contracting, etc.) within the parameters of profit margins, demand, and customer good will as set by company policy.
  • Identify risk issues and their order of magnitude.
  • Receive plans and specifications – organize and distribute for bid.
  • Organize solicitations including plan uploads.
  • Setup bid book/furnish bidding and bonding information.
  • Monitor addenda & distribute for each bid.
  • Receive bids and check for compliance and exceptions – review with estimator.
  • Do quantity take offs.
  • Effect acceptable bid results.
  • Ensure that Estimate Sheets are built for each project, including:
  • Quantity Survey of the Work
  • Unit Pricing of that Work
  • General Conditions Cost Managing that Work
  • Application of the Overhead (office cost) Recovery to Support that Work
  • Setting the Profit for that Work
  • Obtain necessary bidding packages.
  • Ensure that required bid information is internally distributed to appropriate parties on time.
  • Review and approve bid documents before bid date.
  • Supervise bid day activities, ensuring that bid forms are filled out in full compliance with bid document requirements.
  • Collect and maintain a current list of suppliers and subcontractors for possible inclusions on the bid list.
  • Monitor job costing reports and incorporate insights into estimating practices.
  • Ensure that all successful bids are properly processed into the work flow, and that all paperwork and documentation is accurately input in a timely manner.
  • Makes recommendations to Manager for pricing and/or marketing modifications, pricing policy changes, recommendations for visibility marketing strategies.
  • Develops and monitors inside sales statistics by:
  • Number of currently identified/targeted projects / jobs
  • Bid to Award ratio
  • Other parameters or ratios, as appropriate

DESIRED SKILLS AND EXPERIENCE:

  • Demonstrate thoroughness, completeness and accuracy

  • High school diploma or equivalent is required with 4-year degree
  • Experience in the commercial construction industry.
  • A minimum of twelve (12) years’ experience pricing jobs in the construction industry.
  • Ability to work independently, strong communication skills with ability to influence behaviors in both leadership and field personnel. Ability to communicate ideas and observations both verbally and written in an understandable manner. Good communication skills are essential to this person being successful.
  • Must have the skill, knowledge and ability to work with people, develop accurate and timely estimates of large, complex projects, and to question for understanding.
  • Must have the ability to read blueprints, measure and understand and accurately take off material quantities necessary to construct the project.
  • Must have excellent organizational skills, be knowledgeable about the construction industry, and have good overall knowledge of current estimating practices.
  • Must be able to track and evaluate estimating activities and practices, and be capable of adjusting estimating practices against the cost analyses to ensure profit objectives.
  • Must have strong team building and development skills.
  • Mathematics: Must be able to do routine calculations, accurate job pricing and project and financial data analyses that enable comprehensive, accurate and profitable bid development.
