Superintendent – Multifamily

The position of Project Superintendent provides an on-site manager for overall responsibility of jobsite safety, schedule compliance, cost control and quality assurance. Superintendents are encouraged to take courses or instruction necessary to constantly upgrade skills in management, scheduling and construction techniques, thereby increasing overall abilities and worth to himself and the company.

Essential Duties and Responsibilities:

  • Participate in the pre-project planning sessions to familiarize with the project requirements and offer practical advice pertaining to the various project schedules (i.e. short intervals and bar charts), budget and staffing.
  • Organize and conduct the pre-construction conference with subcontractors and our team members to familiarize them with the subcontract, safety requirements, project schedules, construction methods, company procedures and policies, and quality Inspect the work progress for compliance.
  • Assist with job pre-start activities and direct initial set up of jobsite trailer, material storage, parking, utilities and any other start-up items.
  • Work within limits of the contract, both owner and sub-contractor, to avoid back-charges and unrecoverable costs.
  • Responsible for a 30 day work schedule following the primary milestones from the Project Schedule for use by the project team. Conduct bi-weekly progress schedule meeting’s to review the 30 day schedule.
  • Ensure that company safety policies are fully enforced at all times on the project. Report any equipment or procedures that may be unsafe. Report all accidents to the project manager immediately.
  • Delegate responsibilities to subordinates and check on their performance.
  • Coordinate with the project manager to ensure project is properly manned to meet schedules and budgets.
  • Walk the project site on a daily routine to review problems, progress to schedule, subcontractor’s performance, compliance with plans and specifications and the quality of work being performed.
  • Ensure that all testing required is properly conducted and that testing results are properly recorded.

Safety and Sanitation

  • Report all unsafe/hazardous conditions, defective equipment, etc to supervisor immediately
  • Works in a safety conscious manner which ensures that safe work practices are used in order not to pose a risk to others in the workplace
  • Must immediately report any workplace injury to supervisor and follow state workers compensation regulations

Staff Development

  • Attend and participate in required educational classes and on the job training programs if applicable

General Requirements:

Education and Experience:

  • Seven years or five developments experience
  • GED or High School diploma required
  • College level courses (degree not required)
  • Must be able to follow verbal instructions
  • Able to handle multi-task situations
